Management fees range from 4% to 12% across the South African market — but the headline rate tells only part of the story. Here's what to look for and how to compare properly.
Commercial property management fees in South Africa typically range from 4% to 10% of gross collected rent, but the headline rate is often misleading. A firm charging 5% with extensive add-on fees — separate charges for arrears recovery, maintenance coordination, lease administration and annual reporting — can cost significantly more than a firm charging 8% with everything included.
The critical questions to ask any managing agent before signing a mandate:
1. Is leasing included? Many management firms charge separately for tenant placement.
